Selling can be emotionally draining and stressful. Ongoing, honest and open communication, as I work with you, can make this a positive process.
Pricing and Marketing Your Home: Setting an asking price is a critical first step before listing your home. Knowing current market conditions I will give you honest, information-based advice. The next step is a strategic marketing plan which I clearly layout.
Structural Impressions: “Curb appeal” and “staging” are critical to showing your home in its best image. I will advise you want on how to bring out what makes your home unique and set it apart from others. Lighting and color, throughout the house, is vital toward creating a sense of a bright, warm and inviting space. Difficult as it may be, especially as you remain living in your home while it is on the market, consider “de-personalizing” and “de-cluttering” so that a prospective buyer can more readily envision their selves and their own personal items in your home. Closets need to be clean, neat and organized.
The Offer and Final Closing: Once an offer is made, if you intend to accept the offer, or make a counter-offer, do so as soon as possible. At any time prior to accepting or countering, both the buyer and seller can withdraw their offer. When you make changes to an offer, they require written approval by all parties for the contract to be enforceable. Closing is the final step of the home selling/buying process. Once everything is signed, escrow closes, the title transfer is legal and the property had changed hands.
